Recent Transformations
Attic Insulation Removal and Replacement in a 1970s Tract Home
The home off Edwards Street had original fiberglass batts from the Nixon era. They’d compressed to maybe three inches in places, and rats had bedded down in the warm spots. We removed everything, vacuumed the decking, air-sealed the top plates and penetrations, then blew in fresh Owens Corning fiberglass to R-38 across the entire attic floor. The homeowner’s upstairs bedrooms stopped baking by 4 p.m., which is what she noticed first.
Spray Foam Insulation in a Bonus Room Over the Garage
Bonus rooms over garages are notorious in Huntington Beach because the garage slab stays cold and the roofline bakes in the sun. This one near Gothard Street was unusable from May through October. We applied Icynene open-cell spray foam directly to the underside of the roof deck, creating a sealed, conditioned space. The room now holds temperature within a few degrees of the rest of the house, and the echo is gone, which the homeowner’s teenage son appreciates less than his parents do.
Crawl Space Encapsulation with Vapor Barrier
Huntington Beach sits close enough to the water table that crawl spaces collect moisture year-round. This house near Yorktown had visible mold starting on the joists and a musty smell that seeped up through the hardwood floors. We installed a 12-mil reinforced vapor barrier across the entire crawl space floor, ran it up the stem walls, taped every seam, and sealed the vents. Within two weeks the homeowner said the house smelled different. Not like flowers. Like nothing. That’s the point.
Radiant Barrier Installation in an Attic Over a Master Bedroom
This one was near the Bolsa Chica wetlands, where the marine layer burns off by mid-morning and the roof takes direct sun until 6 p.m. The master bedroom sat directly under the hottest part of the roofline. We stapled a double-sided radiant barrier to the underside of the roof deck, leaving an air gap that reflects heat back out before it ever reaches the living space. The room dropped seven degrees at peak afternoon heat, and the air conditioner stopped cycling every fifteen minutes.
Wall Insulation Retrofit in a 1950s Single-Story
Older Huntington Beach homes, especially the post-war builds near Main Street, often have no wall insulation at all. This one had fiberglass batts in the attic but hollow walls, so the south-facing living room never warmed up in winter. We dense-packed GreenFiber cellulose into the stud bays through small interior access holes, working room by room so the family could stay home. The thermostat holds steady now, and the street noise from Beach Boulevard dropped noticeably.
Attic Cleaning and Rodent Proofing
Rats in a Huntington Beach attic don’t need much of an invitation. A one-inch gap around a roof vent is plenty. This house near the Santa Ana River had a full infestation that a pest company treated but never sealed against. We removed the contaminated insulation, sanitized the decking with an enzyme treatment, sealed every penetration and gap we could find, then blew in new Johns Manville fiberglass. Six months on, no sign of a return. That’s what sealing actually means.
